Greyspring is an investment and asset management firm focused on the acquisition and repositioning of multi-family assets across Canada. The organization was formed in 2018 by long standing partners, The Baz Group of Companies and Greybrook Realty Partners, to leverage our combined experience and expertise in residential development to create value by improving the quality of existing real estate assets and providing renters with improved housing options at accessible price points in growing and stable markets.
With a growing portfolio of more than 1,600 units and CAD$320 million in Assets Under Management, Greyspring’s execution team is responsible for the implementation of strategic value-add programs across our assets and active management of the portfolio.
Investment Strategy
A fundamental tenet of our investment strategy is to acquire existing multi-family rental assets below their replacement cost with plans to improve the assets over time. This approach allows us to offer competitive rents relative to new housing stock and to offer the growing market of renters in our chosen markets with higher quality housing options at relatively affordable price points. Our target markets in Canada meet the following investment criteria and represent the best opportunities for value creation:

Cities with larger populations and steady long-term growth; typically, hubs for post-secondary institutions and business, with stable employment growth and diversified economies that draw renter demographics including international immigrants, interprovincial migrants, millennials and young adult.

Rental demand supported by population and employment growth and evidenced by consistently low historical vacancy rates and stabilized rent rate growth.
large apartment
universe
Cities with a large rental universe typically exhibit more balanced supply & demand fundamentals and are less negatively impacted if there is a significant increase in new housing supply.

Markets with strong supply and demand from multifamily investors to ensure both the supply of value-add apartment assets for acquisition and the demand for repositioned assets on exit.
